Stamp duty concessions
Every state except SA offers a stamp duty reduction or full exemption for first home buyers under a certain price. In NSW, you pay nothing up to $800k. In VIC, the threshold is $600k. The savings can be $20,000 or more.
First Home Owner Grant
A one-off cash payment for buying or building a new home. The amount varies by state: $10,000 in NSW and VIC, $30,000 in QLD and TAS, $15,000 in SA. It does not apply to existing homes.
First Home Guarantee
A federal scheme that lets you buy with a 5% deposit and no lenders mortgage insurance. Income caps apply: $125,000 for individuals, $200,000 for couples. There are 35,000 places per year.
First Home Super Saver
You salary sacrifice into super at a 15% tax rate instead of your marginal rate, then withdraw it for your deposit. The tax saving over a bank account can be several thousand dollars. It takes planning, but it is available to anyone with an employer.
